Property Management

From a simple leaking tap, through to a full scale refurbishment we have the resources available to guide you through any situation that may arise throughout a tenancy. For further peace of mind we also operate a 24 hour emergency maintenance helpline, which ensures we can address any problem in the quickest possible time.

Whether we are collecting your rent, or dealing with maintenance issues, our aim is to maximise your income whilst minimising any inconvenience to you.

Full Management

The full management package is the most popular service we provide to our clients. MULS deal with all aspects of property management as detailed below;

Our services include:

  • Erecting a sign to the front of the property;
  • Meeting / Email correspondence to discuss the potential value of the property per calendar month;
  • Taking pictures of the property internally and externally to advertise on our website, PropertyPal.com, Propertynews and various social media outlets;
  • Conduct viewings with potential tenants;
  • Ensure potential tenants fill out our tenancy application form and provide us with acceptable references;
  • Conduct a background check on all tenants;
  • Receive the full deposit and first month rent, pet bond if required;
  • Arrange the signage of the relevant paperwork including the tenancy agreement and Inventory;
  • Exchange of keys;
  • Collecting the rent on a monthly basis;
  • Communicate with the tenant (any queries or maintenance);
  • Any problems or questions the tenant will deal directly with us;
  • If the rent falls into arrears, we will ensure the disciplinary procedure is activated to address immediately;
  • MULS have a workforce of men to allocate to any maintenance and can provide quotes as required;
  • Adhering to all legal safety regulations, for example, organising Gas Safety Checks and boiler servicing;
  • Further to this, MULS will carry out quarterly inspections on the property to ensure the property is maintained to a high standard;
  • Provide landlords with details of all transactions and providing comprehensive monthly financial and property reports.
Let Only Management

Let Only

This is essentially a tenant-find service. MULS markets the property, finds a suitable tenant, conducts a background check, obtains guarantors and draws up a tenancy agreement. Once the tenancy has commenced, the landlord undertakes all management of the property. MULS charge the landlord a one-off fee for this service.
